🇩🇪 Germany — MOC
Funding programs in scope, grouped by the legal form that unlocks them.
Legal form is the gateway. Almost every German program gates on legal form + household facts, not project merit: KfW 134 needs an eG plus a natural-person owner-occupier; Familienwohnen has two recipient paths (a natural person with a child under 18, or the project Gesellschaft itself for communal Bau-/Wohnprojekte); Direktkredite presume a Haus-GmbH. So good advice ties each recommended form to the funding it opens, then assembles the capital stack. GLS is the legal-form-agnostic exception.
By legal form (gate → programs)
- eG (Wohnungsgenossenschaft) → kfw-134, genossenschaft-shares
- Haus-GmbH (Syndikat) → syndikat-direktkredit
- Legal-form-agnostic → gls-bank-financing
- Communal-project Gesellschaft (eG/e.V./GbR/GmbH) → saxony-frl-familienwohnen (DE-SN, Ziffer III Nr. 2)
- Natural person + child under 18 → saxony-frl-familienwohnen (DE-SN, Ziffer III Nr. 1)
By region
- Federal (DE): kfw-134, gls-bank-financing, genossenschaft-shares, syndikat-direktkredit
- Saxony (DE-SN): saxony-frl-familienwohnen — promote to a
DE/SN/subfolder once ≥3 Saxony notes exist.
Regional notes stay in this
DE/folder with a precisejurisdiction:code (e.g.DE-SN) in frontmatter — the folder is coarse nav, the frontmatter is truth.
