Federal cash grant (BMWSB via KfW) for converting a heated non-residential building or part of one — office, shop, workshop, school — into flats. The group entity or a self-using person applies: “grundsätzlich alle Investoren … (einschließlich Selbstnutzer)”, applying as Privatperson, WEG, Unternehmen or Kommune; an eG, e.V., GmbH or Syndikat-GmbH is a “Unternehmen” here. Non-owners may apply with the owner’s consent. Application window closes 2026-12-31, subject to budget.
- Grant 30 % of max €100,000 eligible cost per newly created Wohneinheit → up to €30,000 per flat; no cap on the number of flats.
- Eligible: demolition/strip-out, structural adaptation, new floor plans, fit-out, stairs/corridors, non-energy building services, balconies, outdoor works, parking/bike/refuse areas, escape routes, Fachplanung after application. Not eligible: land or building purchase price, and any energy-retrofit cost (that goes to kfw-261 / bafa-beg-em).
- Gates: building’s original Bauantrag ≥ 5 years old; ≥ 1 new Wohneinheit; result ≥ Effizienzhaus 85 EE (EH Denkmal EE for listed buildings); 10-year residential-use obligation; Fachunternehmen invoices; no income, child or owner-occupancy gate. Extensions/Aufstockungen of existing housing excluded.
- Path: direct at KfW (upload form or post to KfW Berlin), not via a bank; Energieeffizienz-Experte issues a BzA (form of product 261) beforehand; apply before any Liefer-/Leistungsvertrag; Verwendungsnachweis within 54 months.
- Beihilfe: De-minimis (€300k per undertaking per 3 years) for anyone letting the flats — i.e. for every co-op or Syndikat house; only exclusively self-using private persons are exempt.
- Kumulierung: other public loans/grants up to 100 % of eligible cost; combinable with kfw-261 as long as conversion costs are not claimed twice; not with § 35a EStG.
