Federal cash grant for single energy measures on existing buildings — envelope (insulation, windows), Anlagentechnik, Heizungsoptimierung — paid by BAFA; heating replacement itself sits with KfW (kfw-458). New Richtlinie of 2026-08-17 (BAnz AT 27.08.2026 B1), in force retroactively 2026-07-21, runs to 2030-12-31.
- Applicants: “alle Investoren (z. B. private Hauseigentümer bzw. WEG, Contractoren, Unternehmen, gemeinnützige Organisationen, Kommunen)” — the group entity (eG, e.V., GmbH, Syndikat-GmbH) applies; a non-owner applicant needs the owner’s consent. No income, child or owner-occupancy gate.
- Rates: Gebäudehülle 15 %, Anlagentechnik 15 %, Heizungsoptimierung 15 % (50 % for biomass emission cuts); +5 % iSFP-Bonus (individual renovation roadmap, min €30k invest); +5 % WPB-Bonus on the envelope; Fachplanung/ Baubegleitung 50 %. Overall cap 70 % (80 % if zvE ≤ €30k, heating only).
- Eligible cost ceilings per Wohneinheit and year: €30,000 first unit, €15,000 units 2–6, €8,000 from unit 7 — doubled to €60,000 / €30,000 / €15,000 when the iSFP-Bonus applies. A 12-flat co-op house: up to €60k+5×30k+6×15k = €300k eligible with iSFP.
- Path: online BAFA-Portal, before Vorhabensbeginn, with a TPB-ID from an Energieeffizienz-Experte. Ergänzungskredit 358/359 (KfW, ≤ €120k/WE) via Hausbank.
- Kumulierung: not with kfw-261 (BEG WG) for the same measure; with other public money up to a 60 % Kumulierungsgrenze (90 % municipal); not with §35a/ §35c EStG for the same measure. One application per measure at either BAFA or KfW.
