BAB’s two small retail lines. They carry no Belegungsbindung and no income gate, which makes them the only Bremen public money a group can touch without entering the social-housing regime — but the amounts are small and the applicant is the household or the WEG, never a project company.

  • Rund ums Haus — who: private individuals owning a self-used or let dwelling in the Land Bremen. WEG-Kredit — who: the Wohnungseigentümergemeinschaft as such.
  • Amount: Rund ums Haus up to €50,000 annuity loan, financing up to 100 % of eligible cost. WEG-Kredit finances up to 90 %.
  • Term: up to 10 years for both. Rates are published in BAB’s Konditionsübersicht and move — treat any figure as volatile.
  • No Grundschuld required in either line, which is the practically useful feature: a household can borrow for refurbishment without touching the ranking of the main mortgage.
  • Six Programmbausteine each: Energieeffizient Sanieren, PV nach Plan, Wasser nach Plan, Energie nach Plan and others, combinable up to the cap.
  • Pass-through, not duplication: these lines channel KfW 261 (with Tilgungszuschuss) and the KfW Ergänzungskredit 358/359; the Ergänzungskredit gets an extra BAB Zinsverbilligung where taxable household income is under €90,000. A certified Energieeffizienz-Experte is mandatory for the KfW route.
  • Combinable with other funding programmes.

Detail

  • BAB also runs a separate Heizungsförderung line and Landesbürgschaften; the latter is the Bremen guarantee instrument and may matter to a group entity with thin collateral, though its terms were not checked here.
  • Open question (not a fact): whether a GbR of several households can borrow under Rund ums Haus, or whether “Privatpersonen” is read strictly as natural persons only, was not stated on the BAB page on 2026-09-10.
