Thuringia’s self-use loan for existing homes, granted by TAB as a Weiterleitungsdarlehen through the borrower’s own bank (Stand 04.09.2026).
- Amount: €5,000 – €250,000, up to 100 % of cost. Payout 100 %.
- Term: 5, 10, 20 or 30 years. Zinsbindung 5 years at a 5-year term, otherwise 10 years. Up to 1 tilgungsfreies Jahr, then Annuität. Sondertilgung only against a Vorfälligkeitsentschädigung.
- Interest: set individually by the Hausbank on the borrower’s credit standing and the security — TAB does not publish a rate. Bereitstellungsprovision 0.10 % per month from Zusage + 6 months + 2 banking days.
- Applicant: natürliche Personen only. A Baugemeinschaft borrows unit by unit.
- What: purchase and/or modernisation of predominantly self-used Wohneigentum in Thuringia. New build is excluded, as is Ersterwerb from a Bauträger, property outside Thuringia, buildings mostly not used for housing, tenanted objects to be cleared by Eigenbedarf, and refinancing or completing work already begun.
- Gate: apply through the bank before signing supply contracts or the notarial purchase contract. Planning and advice do not count as a start. Security is agreed with the bank.
- Combinability: “eine Kombination mit anderen öffentlichen Fördermitteln ist möglich” — so kfw-124, kfw-261 and bafa-beg-em stack.
Cohousing lens: this is the practical route for a Thuringian group buying and converting an existing building into per-household ownership. A group that wants to hold the building collectively and let it must use thueringen-wohnungsbaufoerderung-2026-2030 instead, which is the only Thuringian line open to a legal entity.
