A flat cash grant from the Freistaat towards a family’s first purchase of self-used property in Thuringia, paid by TAB (Stand 27.07.2026).
- Amount: a one-off, non-repayable Zuschuss of 5 % of the notarised purchase price. Bemessungsgrundlage capped at €400,000 for a house or flat (so max €20,000) and at €100,000 for a building plot (max €5,000). No grant below €1,000.
- What: the first acquisition of Wohneigentum for self-use — flat, existing or new house, or a plot suitable for housing.
- Applicant: families — married couples, couples or Lebenspartner living or about to live in one household, and single parents (natural persons) with at least one registered child in the household. Intent to use it as the Hauptwohnung must be declared.
- Group relevance: the application may be made as a Bruchteils- oder Gesamthandsgemeinschaft, with a power of attorney naming one representative. That is the one place in the Thuringian stack where a Baugemeinschaft’s co-ownership structure is handled explicitly.
- Evidence: notarised Kaufvertrag, Grunderwerbsteuerbescheid plus proof of payment, Kindergeld proof, and for a plot a municipal confirmation that it can be built on. Grundbuchauszug and Meldebescheinigungen follow later.
- Path: TAB Förderportal.
Budget stop (live 2026-09-10): the 2026 allocation is fully committed and paid out. New applications can still be filed but cannot currently be processed, and whether the Richtliniengeber releases more money in 2026 is undecided. Do not build a 2026 cash plan on it.
Because the grant is measured against the price and evidenced by the Grunderwerbsteuer notice, it partly offsets that tax — a Baugemeinschaft should read it together with grunderwerbsteuer-baugemeinschaft.
