Income- and child-gated subsidised loan for families building/buying a new climate-friendly home. Household-level instrument; in cohousing it fits members of a Baugemeinschaft who will own their unit (weg-baugruppe). It does not finance co-op shares (requires ≥ 50 % Miteigentum in the property) — see kfw-134.

  • Loan cap by children / standard: 1–2 kids €170k, 3–4 €200k, 5+ €220k (“Klimafreundliches Wohngebäude” = EH40); with QNG €220k / €250k / €270k.
  • Income gate: zu versteuerndes Haushaltseinkommen ≤ €90,000 with 1 child + €10,000 per further child (average of the 2nd and 3rd prior tax years; for 2026 applications the 2024 + 2023 Bescheide).
  • Child gate: ≥ 1 child under 18 in the household at application.
  • Term up to 35 yr, Zinsbindung up to 10 yr, Tilgungsfreijahre then annuity; rate market-linked, set at Zusage (volatile). No Tilgungszuschuss.
  • Gates: natural persons only (“eine GbR kann keinen Antrag stellen”); must be your only residential property in Germany; self-use with ≥ 50 % ownership; excluded if you had Baukindergeld (424).
  • Path: Energieeffizienz-Experte issues BzA → Finanzierungspartner (Hausbank) → Zusage → build/buy → BnD. Apply before Vorhabensbeginn.
  • Kumulierung: KfW’s own example stacks it with kfw-124. Open question (not a fact): whether 300 and kfw-297-298 may be combined on the same unit — the page gives no explicit rule.
  • Erwerbsnebenkosten: not eligible. Merkblatt (Stand 12/2025): förderfähig are “die gesamten Bauwerkskosten” + Fachplanung/Baubegleitung; “Kosten des Grundstücks sind nicht förderfähig”; Grunderwerbsteuer/Notar/Grundbuch are not listed → fund them from equity or kfw-124.
