Not a social programme — a cheap second-ranking loan that sits behind the house bank and pulls the whole financing cheaper. Merged from two earlier products on 2025-12-16. Useful to a household buying into a Baugemeinschaft that ends in individual ownership.
- Who: private individuals owning a self-used property in Schleswig-Holstein. Holiday homes and second residences are excluded.
- What: Neubau or purchase of property in Schleswig-Holstein.
- Amount: €15,000 to €200,000. Eigenbeteiligung 7.5 % of total cost, as equity and/or own labour on the property.
- Rate (Stand 2026-09-09, freibleibend): 10-year Zinsbindung 4.45 % nominal at 1 % Tilgung, 4.43 % at 2 %; 15-year 4.73 % / 4.68 %. Fixed monthly payment for the fixed-rate period; at its end you either agree a new rate or repay.
- Security: a Grundschuld ranking behind the financing partner. IB.SH values the property internally at no cost to you, and the subordination is the point — it frees the first-ranking bank to lend at better terms.
- Payout: new build 50 % at Baubeginn or plot purchase, 50 % at Rohbau; purchase in one sum when the price falls due. Bereitstellungszinsen 3 % p.a. from month 7 after the Zusage.
- Kumulierung: cannot be combined with KfW 124 (Wohneigentumsprogramm). Other public funding is generally combinable.

Detail
- IB.SH’s other retail mortgage products, for comparison at the same date: Immoflex 4.85–5.43 % over 5–15 years, Immofix 4.89–5.47 %, Immokonstant 5.58 % with a 35-year Zinsbindung at 0.95 % Tilgung. Immokonstant is the interesting one for a household that wants rate certainty across a whole cohousing project’s life.
- Tilgung starts the month after full payout, at the latest 24 months after the Zusage; until then interest only.
- Early full repayment is possible on the § 489 BGB terms.
- The mutual exclusion with KfW 124 forces a real choice: KfW 124 is usually cheaper, IB.SH Immo Eigentum is larger and subordinated. A household should price both.
