The general federal loan for building or buying a self-used house or condominium. Relevant to cohousing only at the household level: each member of a Baugemeinschaft that ends in Wohnungseigentum (weg-baugruppe) can take it for their own unit. Co-op shares are not covered here — that is kfw-134.

  • Up to €100,000 per Vorhaben, 100 % Auszahlung, Abruf within 12 months (0.15 %/month Bereitstellungsprovision after month 13).
  • Annuity 4–25 or 26–35 yr with 5- or 10-yr Zinsbindung, 1–5 Tilgungsfreijahre; or endfällig 4–10 yr. No Tilgungszuschuss. Rate set at Zusage, market-linked (“Zinskonditionen orientieren sich … am Kapitalmarkt”) — volatile.
  • Gates: Privatpersonen only; must live in it yourself or “unentgeltlich überlassen” to relatives; no holiday homes, no let or commercial units, no started projects. No income or child gate. Grundbuch security for the full loan.
  • Path: Hausbankprinzip via a Finanzierungspartner, application before Vorhabensbeginn (Kaufvertrag / first works); within 3 months of start if < 50 % done. Prepare in “Meine KfW”.
  • Kumulierung: “können Sie mit anderen Förderprodukten kombinieren” — KfW’s own example pairs it with kfw-261; also stackable with kfw-300 and kfw-297-298 on the same unit.
  • Erwerbsnebenkosten: eligible. Merkblatt (Stand 06/2023): beim Erwerb “Kaufpreis einschließlich Kaufpreisnebenkosten” (Grunderwerbsteuer, Notar, Grundbuch); beim Bau “Baukosten einschließlich Baunebenkosten” plus Grundstück bought ≤ 6 months before.

Detail

Open question (not a fact): whether a GbR-phase Baugemeinschaft member can draw 124 before the WEG split — KfW’s FAQ for 300/308 says a GbR cannot apply; assume the same here and apply as individuals once the unit is individually owned.
