The plumbing piece of every Saxon capital stack: a SAB loan whose only job is to close the gap left by grants and subsidised loans, so the group does not need a second bank.

  • Amount: individually agreed, no published cap; paid out at 100 %, either on Kaufpreisfälligkeit or by Baufortschritt.
  • Interest: Sollzins fixed on the day of the Zusage (volatile). Zinsbindung 3–15 years, up to 20 years for landlords. Landlord rates are set in the advisory meeting, not published.
  • Repayment: Annuität, Tilgung ≥ 1 % p.a., starting a year after Zusage at the earliest after full payout. Bereitstellungszinsen 2 % p.a. from month 13 (different for let objects).
  • Gate: granted only in combination with an SAB Basisförderung — e.g. saxony-frl-familienwohnen, sachsen-frl-preisguenstiger-mietwohnraum or a KfW line routed through SAB. It is not a standalone mortgage.
  • Applicant: “alle Eigentümer von Wohnraum oder Bauherren” — the group entity qualifies as readily as a household. Security is a normal Grundschuld. Ausschlusskriterien for controversial business fields apply.
  • Path: for let objects, paper application to SAB; for self-used homes, the SAB Förderportal (advisory offices in Chemnitz, Dresden, Leipzig). Apply before starting. Verwendungsnachweis after completion.

For a Baugemeinschaft this is where the residual senior debt sits after the subsidised tranches; compare an ethical-bank senior loan via gls-bank-financing.
