Saxony state program (FRL Familienwohnen vom 23.09.2025, gültig ab 2025-10-10). Funds purchase / new-build / reno / conversion of family housing — explicitly including acquisition and construction within communal housing projects (gemeinschaftliche Wohnprojekte, Baugruppen, co-housing).

  • Up to €80,000/household, plus a +€10,000 Zuschlag for family members with mobility impairment (Mobilitätseinschränkungen; combined cap €90k). Term up to 25 yr.
  • Interest: 0.10%–3.15% p.a. fixed for the full 25-year Laufzeit (Förderzinssatz band; lower tiers via Zinsabschlag for low-income households).
  • Baugruppe key: interim land-acquisition financing up to €500,000 over max 2.5 yr (tilgungsfrei, endfällig) for groups in formation.
  • HARD GATE: at least one child under 18 in the household at Antragstellung (or over-18 child with disability receiving Kindergeld).
  • 2026-01-01 update: Einkommensgrenzen raised → more households qualify for the additional Zinsabschlag (numeric thresholds not yet visible on live page).
  • Applied for via Sächsische Aufbaubank (SAB).

Two recipient paths (RESOLVED 2026-06-06, verified against live FRL vom 23.09.2025, revosax /vorschrift/21342):

  • Ziffer III Nr. 1 — standard family housing. Recipient is a natural person who acquires/builds self-used Wohneigentum and whose household includes at least one child under 18 (or an over-18 child with disability drawing Kindergeld). “natürliche Personen … zu deren Haushalt mindestens ein Kind gehört.” Childless collectives excluded.
  • Ziffer III Nr. 2 — gemeinschaftliche Bau- und Wohnprojekte. Recipient can be a Gesellschaft: “Eine Zuwendung nach Ziffer II Nummer 2 kann eine Gesellschaft erhalten, die zum Zweck der Schaffung von Wohnraum … für ein überwiegend auf Selbstnutzung ausgerichtetes gemeinschaftliches Bau- und Wohnprojekt gegründet worden ist” — in the form of a Genossenschaft, eingetragener Verein, eingetragene GbR, hilfsweise GmbH. The Gesellschaft must be ≥90% owned by the project’s resident self-users (Selbstnutzer), reducible to 60% where a supporting entity participates.

So the earlier “the group entity itself cannot apply” claim was wrong for the communal-projects path and is hereby corrected. Residual tension: the SAB operational page (sab.sachsen.de/familienwohnen) still frames the applicant as the individual/household and advises communal projects to contact SAB advisory beforehand — i.e. the legal text is broad, operational practice is narrow. Communal-project groups should engage SAB advisory before applying.
