Bavaria’s live owner-occupier line: a temporarily interest-reduced BayernLabo loan for building or buying self-used housing (Neubau, Erst-/Zweiterwerb, Änderung/Erweiterung). Only the household applies, never the group entity — but a member buying a unit in a Baugemeinschaft/WEG project or a co-op flat sold as Eigentum can use it.

  • Amount: up to 1/3 of eligible total costs (min. €15,000; rounded to €100).
  • Interest (Stand 01.05.2026): 2.65% (10-yr Bindung, eff. 2.72%) or 2.95% (15-yr, eff. 3.03%); afterwards reset to market. Tilgung 2% p.a. from year 2.
  • Kinderzuschuss €5,000 per child (grant, counts as equity; Richtlinie valid from 2026-05-01). Rank: outside the first ~1/3 mortgage band but within 85% LTV.
  • Gates: Einkommensgrenze Art. 11 BayWoFG — 1-person €28,300, 2-person €43,200, +€10,700 per further person, +€3,200 per child (≈ gross €41,600 / €62,900); owner- occupancy; angemessene Wohnfläche; no legal entitlement.
  • Apply before Baubeginn/Kaufvertrag at the Landratsamt or kreisfreie Stadt (Bewilligungsstelle); BayernLabo lends. Combinable with KfW (kfw-124, kfw-300) — the ministry lists all Bausteine as stackable. State Staatsbürgschaften can serve as Eigenkapitalersatz in individual cases (Richtlinie für Staatsbürgschaften zur Förderung des Wohnungswesens; not verified in detail — open question).
  • Discontinued: Bayerische Eigenheimzulage and Bayerisches Baukindergeld Plus ended 31.12.2020; no applications possible (BayernLabo FAQ). WEG-Modernisierungsprogramm is also closed.

For the parallel 0.5% state loan under the WFB see bayern-wohnungsbauprogramm-eigenwohnraum. A co-op member financing shares (not a unit) uses kfw-134 instead: the ministry’s Förderung menu, checked on 2026-09-10, contains no Genossenschaftsanteile line, so Bavaria has no equivalent of baden-wuerttemberg-g15-genossenschaftsanteile.
