- Amount: up to €2,000 per m² förderfähige Wohnfläche (Neubau/Ersterwerb; €1,800 conversion), +€100–150/m² barrier-free; modernisation max €200,000/unit. Förderfähige Fläche 95 m² for 4 persons ±15 m² per person; total flat ≤180 m².
- Interest 1.0% fixed for the whole term, max 30 years, 3 tilgungsfreie Anlaufjahre; Abruffrist 36 months; no Nachfinanzierung.
- Tilgungszuschuss: 5% per child, max 20%; 15% for modernisation reaching EH 55.
- Gates: income ≤ § 9 WoFG SL: €32,100 single / €48,200 two persons + €7,900 per person + €1,400 per child; Eigenleistung ≥15% (10% with >2 children); Tragbarkeit (≥€900 net left for the applicant); self-use binding 10 years; excluded if burden <20% of income, if income will exceed the limit by >25% within 2 years, or if adequate Wohneigentum already exists.
- Apply on SIKB forms before start (excavation counts); SIKB decides; completion within 3 years.
- Kumulierung: KfW and other non-Land money may be added (SIKB itself lists the KfW Wohneigentumsprogramm); no other Land social-housing funds.
- Cohousing lens: each Baugemeinschaft household can apply for its WEG unit. Open question (not a fact): Ersterwerb from the group’s own GbR has not been confirmed as eligible.
