NRW.BANK’s own non-social ownership loan for households whose income is too high for the öffentliche Wohnraumförderung. Applicant is the natural person (Hausbankverfahren); no group entity can borrow.

  • Income cap (zu versteuerndes Einkommen, average of the 2nd and 3rd year before application): €75,000 single household / €100,000 multi-person household + €20,000 per child under 18.
  • Finances up to 50% of eligible investment costs (100% for refinancing an existing mortgage); no fixed minimum or maximum amount stated.
  • Term 10–35 years (annuity with 1 grace year) or bullet 10/15/20 years; rate fixed for the whole term except 35-year loans (10/15/20-year Zinsbindung). Indicative rates on 2026-09-10: 4.16% (10 y) to 5.23% (20 y bullet), effective +0.08–0.13%.
  • Gates: owner-occupancy (or rent-free use by relatives per § 15 AO); partial commercial or rental use disqualifies; apply before Vorhabenbeginn.
  • Apply through the Hausbank; combinable with the Land’s wohnwirtschaftliche Programme as long as total funding does not exceed total cost. KfW combination not addressed on the page.
  • Cohousing use: a Baugruppe member financing their own unit, or a co-op member’s cash contribution — but the loan needs a Grundpfandrecht on the member’s own property, so it does not fit share purchases (use kfw-134).
