A small, fast grant to bring vacant Miet- und Genossenschaftswohnungen back into use for disadvantaged households, asylum seekers and recognised refugees. The one M-V line with almost no bureaucracy attached, and the one a small co-op or e.V. with an empty flat can actually use.

  • Who: natural or legal persons owning — or holding an Erbbaurecht over — a plot built with Miet- oder Genossenschaftswohnungen, who are solvent, reliable and can run the works and manage the housing properly. Erbbauberechtigte are equal to owners.
  • What: straightforward building works to make flats habitable again (“einfache Herrichtung”).
  • Amount: non-repayable grant of up to 50 % of eligible spend of up to €10,000 per flat, so a maximum of €5,000 per Wohneinheit.
  • Fee: LFI charges 1.5 % of the approved grant for assessment, approval and payment.
  • Hard rule: no vorzeitiger Baubeginn. Unlike the other M-V lines, LFI may not consent to starting early. Works begun before the Bewilligung are excluded outright.
  • Target scale: the state expects the programme to reactivate roughly 600 vacant flats.
  • Where it sits: a pure grant, no Bindung stated beyond the target-group use, and no loan — so it does not touch a group’s borrowing capacity or its Grundbuch.

Detail

  • The €10,000 eligible-spend ceiling per flat is the real limit: this pays for paint, flooring, a kitchen and basic repairs, not for a bathroom rebuild or new services. For anything structural, go to the Modernisierungsrichtlinie.
  • Because the grant is tied to letting to a defined disadvantaged group, it pairs naturally with a group that already runs solidarity-based allocation — the obligation is one such a project would often accept anyway.
  • Open question (not a fact): the length of any occupancy obligation attached to the grant, and whether the programme has a closing date or a capped budget beyond the ~600-flat target, are set in the Fördergrundsätze, which were not read on 2026-09-10.
