A straightforward accessibility grant, aimed at letting older and physically limited people stay in their own homes. Relevant to a cohousing group because multi-generational projects usually need exactly this work, and because it applies to self-used rented flats as well as owned ones.

  • What: building works that reduce barriers in flats and residential buildings — better access to the building, flats and rooms, widened doorways, bathroom conversions.
  • Amount: grant of 30 % of eligible spend, capped at €15,000 per flat.
  • Where it applies: barrierearme Wohnanpassungsmaßnahmen in selbstgenutztem Wohneigentum or in selbstgenutzten Mietwohnungen — so a co-op member adapting the flat they live in is in scope, not only an owner.
  • Administered by LFI M-V. Apply before starting the works.
  • Stackable in principle with the Modernisierungsrichtlinie, which also funds accessibility and lift retrofits at much larger scale, and with KfW 159 Altersgerecht Umbauen — check which eligible costs each covers so the same euro is not claimed twice.

Detail

  • The interaction with the new-build line is worth knowing: under Wohnungsbau Sozial the strict floor-area caps (50 / 60 / 75 / 90 m²) may be exceeded for barrier-free and wheelchair-usable flats under DIN 18040-2, and the Baudarlehen for wheelchair-usable flats is computed on the recognised eligible spend at the Förderweg percentage. Designing for accessibility therefore buys space as well as grant.
  • Open question (not a fact): the exact Richtlinie text, its applicant definition, any income gate, the minimum spend and whether landlords letting to third parties qualify were not read on 2026-09-10 — the figures above come from the ministry’s own summary of its Wohnraumförderung programmes. Get the Richtlinie from LFI M-V before relying on it.
