Berlin grant for new-build Gemeinschaftswohnungen (betreute Wohngemeinschaften and Cluster-WGs for 2–10 people) run by anerkannte soziale Träger — relevant for inclusive cohousing where an e.V./gGmbH carrier is part of the project.
- Grant (Festbetrag, Projektförderung): €30,000 per Wohnplatz (incl. shared area), €20,000 per Dienst-/Betreuerzimmer (not for Pflege-WGs), +€6,500 per rollstuhlgerechter Wohnplatz (DIN 18040-2 R); max €750,000 per Bauvorhaben.
- Who: anerkannte soziale Träger creating new housing, or other Vorhabenträger cooperating with such a Träger — but only the Grundstückseigentümer:in may apply (Erbbaurecht: open question (not a fact) whether Erbbauberechtigte count; ask SenSBW).
- Gates: ≥10 % Eigenkapital; long-term Annuitätendarlehen as Fremdmittel; Gesamtfinanzierung proven by Förderzusage; no demolition of housing; 25-year Bindung from mittlere Bezugsfertigkeit; if condominiums are formed: 10-year Eigenbedarf waiver and no sale of single flats until the end of the Nachwirkungsfrist.
- Path: formless application to SenSBW Programmleitstelle IV A 27 before Baubeginn or purchase of a schlüsselfertiges new-build; then IBB.
- Combinability: WFB flats in the same building go through berlin-ibb-wohnungsneubaufonds (betreutes Wohnen is excluded there and routed here).
