A Spezialbank for church and diaconal institutions, itself a Genossenschaft. It matters to cohousing only through a specific door: if the project has a church or diaconal carrier — a diakonischer Träger, a Kirchengemeinde, a gGmbH inside a Diakonie group — this is a lender that understands it and prices it.
- Customer base: kirchliche, diakonische und soziale Einrichtungen, plus private customers. A secular Baugruppe or Haus-GmbH with no church tie is outside the target group.
- Financing side: Kreditanalyse and Ratingdialog, Fördermittel (it passes through KfW money “zu besonders günstigen Konditionen”), Leasing and Mietkauf — the last two are the interesting ones for a Träger that cannot carry the asset on its own balance sheet.
- The KD-Bank-Stiftung funds charitable projects separately from the lending book.
- Relevance to a group: the realistic play is a church congregation as land giver or co-carrier — see stiftung-buergerstiftungen — with KD-Bank financing the Träger’s side and the group holding an Erbbaurecht.
- Open question (not a fact): KD-Bank publishes no loan sizes, terms, LTV or equity requirements on its public pages, and does not state whether a Wohnungsgenossenschaft without a church tie can borrow. Both need a direct enquiry.
