Freiburg is allocating a whole new district by concept. Dietenbach’s first phase covers about 20 ha and 1,600 homes, marketed in three rounds — 107 parcels in about 40 Vergabepakete.

  • The quota that matters: 50 % of homes as geförderte Mietwohnungen with long-term binding, applied across the development rather than building by building, and roughly a quarter of homes earmarked for self-use and Wohnprojekt or cooperative models.
  • Concept, not price: apply on the digital platform with a concept; an assessment committee compares them. The winner gets a one-year Reservierungsphase against a reservation fee of 0.5 % of the ground price.
  • Three tenure options: purchase at a Festpreis set by the Gutachterausschuss; purchase with a city Wiederkaufsrecht after 99 years; or an Erbbaurecht with the ground rent bought out in full at the start.
  • Who may apply: Wohnungsbaugesellschaften, Baugenossenschaften, Bauträger, and “private Kollektive” — families, Baugruppen, young Genossenschaften and other collective forms — plus employers and foundations. Some packages require a joint application.
  • First round (2026): opened 27 February, deadline 12 June, interviews 15–29 July, final submissions 18 September, Gemeinderat decision 8 December 2026; a second round is expected spring 2027. Contact vermarktung-dietenbach@freiburg.de.
  • City-wide backdrop: the Baulandpolitische Grundsätze (27.11.2018) require 50 % of new Geschossfläche as geförderter Mietwohnungsbau, rent 20–40 % below reference, bound 25 years as the rule.

Open questions (not facts): no per-m² Festpreis is published city-wide — prices sit in per-parcel Steckbriefe. No general Freiburg Erbbauzins rate, no Baugruppen advisory body and no Freiburg cash grant for Wohnprojekte were found on 2026-09-10, and Vauban’s historic Baugruppen allocation could not be confirmed against a current city page.
