Baden-Württemberg’s share of the Bund–Länder initiative Junges Wohnen, paid as a one-off grant per Wohnheimplatz for apprentices. It is the only BW line whose object is explicitly a shared-living building — bathrooms and kitchens may be communal and common space is mandatory — so a cohousing group with a cluster or WG layout should check it before the ordinary rental line.

  • Grant per place (Neubau/Ersterwerb, Ausbau/Umbau): single room €47,900 (own bath, own kitchen), €42,400 (own bath, shared kitchen), €40,500 (shared bath and kitchen); double room €55,400, €49,800, €48,000 on the same gradation. Extra funding for accessibility beyond what the Landesbauordnung already requires.
  • Object rules: at least four places in one building; single rooms over 12 m², doubles over 16 m²; common space of at least 2 m² per place; balconies count at most 25%.
  • Gates: places let only to apprentices holding a Wohnberechtigungsschein, for stays of at least six months; 30-year Miet- und Belegungsbindung; standard rent reduction 33% below the ortsübliche Vergleichsmiete; 20% Eigenkapital of eligible costs; GEG energy standard. A grant above €50,000 requires a mortgage at the front rank behind only the object’s own financing.
  • Apply before start directly at the L-Bank (Vordruck WU_0020) — not via the Wohnraumförderungsstelle. Paid out on completion.
  • Combinable with KfW, municipal, Landkreis and Bundesagentur für Arbeit funding as long as there is no over-financing or over-compensation.

Open question (not a fact): the parallel BW call “Modernisierung Junges Wohnen” for existing buildings was announced by the ministry; its terms were not verified here.
