Bavaria’s two youth-housing strands under the BayWoFG. They matter to cohousing because the object is a shared building with communal kitchens and bathrooms, financed per bed space rather than per flat, and the applicant is defined by who holds the land, not by legal form: “Grundstückseigentümer, Erbbauberechtigte oder Erwerber”. A co-op, Verein, gGmbH or Stiftung on a Erbbaurecht plot can therefore be the Bauherr.

Apply before start at the Regierung of the Bezirk (or the city for München, Nürnberg, Augsburg); the student strand is handled by Referat 31 of the ministry. No published deadlines.

Open question (not a fact): the exact Richtlinie year and text for the student strand was not retrieved; the apprentice strand is AzubiR 2024. Confirm both before relying on the figures.
