Coop57’s préstec d’habitatge is a current route for a housing cooperative promoting, buying or rehabilitating homes under cessió d’ús. Its published product page caps credit at €2 million and 25 years, finances up to 80% of total project cost, requires at least 20% own funds, permits up to 24 months’ grace and lists a 3.35% annual financial cost. Borrowers also contribute to Coop57’s loan-guarantee fund; transaction guarantees are agreed case by case with its technical committee. These are the lender’s published product terms, not an approval promise. Ask Coop57 to confirm current pricing, eligible project costs, cooperative-membership requirements, security, guarantee-fund contribution and available capacity before underwriting. The 2026–2030 framework says Coop57 is developing tools for land purchases and financing residents’ cooperative capital contributions; those are strategic directions, not yet evidence of a separately published open product.
The project must follow collective ownership, cooperative promotion and management, inter-cooperation, community/public criteria and habitual-residence principles. Start with Coop57’s housing-loan team and submit the cooperative/project file for technical assessment. The cooperative’s legal form is ct-cooperativa-habitatges; if a public plot is involved, distinguish its surface-right contract and project conditions under ct-dret-superficie from the loan. Compare the conditional larger-scale Sostre Cívic case under ct-private-ceb-sostre-civic and member funding under ct-member-capital-sostre-civic.
