La Dinamo Fundació is a Catalan housing-cooperative support foundation that has used its own capital to lend to projects and has also syndicated project loans with Coop57. Its 2024 annual report lists, at 31 December 2024, project loans of €100,000 to La Titaranya (syndicated with Coop57), €225,000 to La Raval (syndicated), €225,000 to La Morada (syndicated), and a €100,000 mortgage loan to La Corba: €650,000 in total. This is evidence of La Dinamo’s deployed portfolio, not a public loan product with published intake, price or standard eligibility. Contact the foundation directly for any current project-support/finance route; the group’s project should have a viable cooperative borrower and separately sourced main construction debt. See ct-coop57-habitatge for Coop57’s current published housing-loan terms and ct-support-network-la-borda for the historical La Borda loan.
La Morada is a clear example of complementary financing: Coop57 reported in July 2023 a combined €1.3 million mortgage and participatory-loan financing package involving Coop57 and La Dinamo. Coop57’s account says the La Dinamo participatory loan was intended to be patient/subordinated: repayment could be deferred until the main financing had been amortised. Do not treat that project’s total as La Dinamo’s contribution; the foundation’s 2024 annual report separately lists €225,000 of La Morada syndicated project lending from La Dinamo’s own capital. La Dinamo’s funding role, project facilitation and cooperative/association identity remain separate from the housing cooperative that owns or holds the project tenure.
La Titaranya’s own website describes La Dinamo as a coordinator/adviser across technical, legal, architectural, corporate and tax areas, and says it participated in property acquisition; Coop57 financed promotion and participated in the land acquisition through a cooperative-land activity. That is a concrete route for groups to explore technical accompaniment and inter-cooperation, not evidence that La Dinamo lends to every applicant or that advisory support is free.
