Walden XXI, a senior use-right housing cooperative project in Sant Feliu de Guíxols, formalised €6 million of joint financing from Fiare Banca Etica and Caixa d’Enginyers in November 2024 for converting the former Jecsalis hotel into 31 cooperative homes and common areas. Sostre Cívic reports that Fundació Seira supported this particular operation with a €300,000 guarantee. The July 2025 Walden project dossier independently names Fiare and Caixa d’Enginyers as construction lenders. This is a valuable mixed ethical/cooperative-bank plus guarantee precedent, but no source reviewed publishes an open Seira guarantee instrument for unrelated housing co-ops; treat the amount and support as specific to Walden and ask all parties about any current route. This case therefore proves a cooperative lender’s involvement, not commercial-bank lending to the model.

Fundació Seira’s current invested-projects page includes Walden XXI but does not set out a general housing guarantee product. Its audited 2024 accounts state that the cooperative Llindar, incorporated in 2022 to facilitate use-right housing finance, had not begun operations by 31 December 2024 while awaiting an agreement with Barcelona City Council and the Generalitat to create a guarantee fund for housing cooperatives. The Habitatge.coop programme likewise presents creation of a public-backed reciprocal guarantee line as a goal. Neither is evidence that a generally accessible Avalis/Seira guarantee facility is currently open. Avalis’s general SGR product pages address SMEs and entrepreneurs, but this review found no current housing-cooperative-specific programme with published applicant gates and terms.

For direct debt application, distinguish the specific Walden co-financing package from ct-fiare-vivienda-cooperativa’s general sector-level enquiry route and from ct-coop57-habitatge’s published current housing loan. The guarantee provider does not become the housing borrower; confirm the actual cooperative/project borrower, lender security, guarantee conditions, fees and recourse in signed documents.
