Condominio is the legal regime for a building where separate owners have exclusive units plus co-owned common parts (Civil Code arts. 1117 onward). It arises from ownership structure; it is not a company or applicant form equivalent to a cooperative, association or S.r.l. Condominium rules cover common parts, decisions, administration and charges. A cooperative or company can own units, while households own others; each unit owner participates according to the regime. A cohousing project may use condominium governance alongside another entity or tenure arrangement. This status alone does not meet borrower or programme eligibility.
