Mi Primera Vivienda is a regional public-deposit-backed mortgage programme for a solvent natural-person buyer who lacks the savings normally needed above an 80% mortgage. Under the 2026 order, financing can reach 100% of the lower of purchase price or appraisal for buyers aged 40 or younger and families with minor children (including large and single-parent families); the maximum falls to 95% for ages 41–45 and 90% for ages 46–50. The property must cost no more than €425,000 and be the buyer’s first owned home, in Madrid, used as their habitual and permanent residence for at least five years. Each buyer must have had continuous legal residence in Madrid for the prior two years. The bank still decides creditworthiness; this is a mortgage-support mechanism, not a grant or a loan of cooperative share capital.

Madrid appropriated €25 million for 2026 and opened a 20-working-day window from 6 September for banks to join. The regional information page checked on 5 October described the 2026 bank agreements as forthcoming; it lists nine banks from the 2025 cycle, but does not confirm that those banks have signed 2026 agreements. Treat consumer availability through a 2026-adherent lender as unconfirmed until the authority or bank confirms the current agreement. All co-buyers must satisfy beneficiary requirements; a housing cooperative entity cannot itself apply, and buying cooperative membership/use rights does not equal acquiring a first home in ownership. See es-national-cooperative-collaborative-housing for the distinct national cooperative-use framework.
