This household loan finances a first home purchase, not a cooperative’s building, cooperative shares, or a cessió d’ús membership contribution. Applicants must be 18–40 inclusive and registered in Catalonia, and the bought home must be their first purchase and future habitual residence. Gross income for all future household members is capped at 6.5 times IRSC; ICF also assesses solvency. The finished home must be in Catalonia, have a valid occupancy certificate, and not already be HPO. All co-applicants must meet the gates.
The ICF loan is up to 20% of the lower of valuation or purchase price, capped at €50,000, at 0% with no fees. It has up to 35 years’ total term, including up to 30 years’ grace until the bank mortgage is paid; repayment then runs over five years. The borrower first applies through ICF’s digital bank and, if approved, arranges the remaining mortgage with a participating bank within six months. The bought home becomes permanently price-limited HPO, with resale, buyer-register, residence and AHC approval rules. It can suit an eligible household buying individually owned housing but should not be presented as finance for co-op shares or cooperative housing contributions. See ct-habitatge-protegit and ct-cooperativa-habitatges.
