EU Regulation 2020/1503 and Italian implementing/supervisory rules govern regulated business crowdfunding that matches project owners and investors through a platform, including lending-based finance and investment-based offers of shares or other eligible instruments. Consob and Banca d’Italia authorise and supervise providers according to provider type and supervisory remit; ESMA maintains the central European provider register. Check authorisation and platform scope in that register before launching a campaign or investing. The rules regulate the provider and offering channel; they do not make a housing project eligible or guarantee that a particular cooperative, association or foundation may issue the proposed instrument.

Do not conflate public platform fundraising with cooperative prestito sociale from qualifying members, which has its own statutory limitations. Donation/reward activity may fall outside the ECSP investment services described here, but other laws can still apply. No current Italy-specific cohousing crowdfunding product or live project offer is established by these regulator sources; this page is a legal channel note, not a grant or open funding call.
