Catalonia’s Civil Code offers two ownership arrangements, separate from cooperative cessió d’ús and surface rights. They are tenure mechanisms, not entity forms or verified subsidised finance products.

Propietat temporal gives ownership for a fixed period: for real estate, article 547-4 requires 10–99 years. The acquisition title can provide instalment payments, extensions within the legal maximum and an option to acquire the successive ownership (article 547-5).

Propietat compartida gives the material owner a share, exclusive possession/use and gradual acquisition rights over the formal owner’s remaining share (article 556-1). The title sets initial share, acquisition conditions and any payment for exclusive use. Default subsequent acquisitions are at least 10%; default duration is 30 years, with an agreed maximum of 99 (article 556-4). The material owner may mortgage their share (article 556-6).

Financing still needs a willing lender and a valuation/security arrangement suited to the exact title. No generally available Catalan intermediate-ownership loan was verified here; affordability or grant eligibility cannot be inferred from statutory recognition alone.
